Newbie Wholesaling in San Antonio

Figured I had been just sitting back watching and reading long enough. Time to put a post out here and see how it goes. Jump out of the comfort zone!

I am a builder by hobby and at heart. Really want to get into flipping and restoring, however limited funds are pushing me towards Wholesaling. Seems like a good way to "get your feet wet" and make good contacts.

I currently have a full time career that I have been very successful in and am not looking to get rich quick. Wealth takes education, patience, and a little luck.

I have heard many good things and bad things about Wholesalers. I think the biggest part is honesty, put a good deal on the table and you should do well.

I have built 2 homes from the ground up, one I live in and one was a spec, so I am very familiar with the building process and cost. The marketing side is new to me. Building a "Buyers List" seems to be the stumbling point for me currently and putting up "Fake" bandit signs goes against my "honesty" process.

I am in the San Antonio area, any comments, suggestions, or just general hellos are appreciated.
