Also, the chain you see inside the tank connecting the flapper to the fill valve can sometimes 'stick' preventing your flapper form sealing, thus causing the tank to continue fill with water (because the water level does not rise high enough to lift the float and close the fill valve).

Someone who knows thier work ethic and ability will quickly agree to terms because ultimately if they believe in themselves they will make more money with you.I would draft a proposal and float it around to various property managers and see the occupancy rates and asking for rent they recommend.

The average landlord can't float that, they don't have the number of units needed to be able to step around the PM game with economy of scale, so they choose to self manage as the time cost ROI is worth it for them.

Person C qualifies for the mortgage and would be able to float the mortgage if reserve funds dry up and the rental is vacant.B & C can certainly save up for an additional year and come up with 100% of downpayment.
