Don't let your excitement and determination to get a deal funded blind you to the notorious red flags of so called Private Money Lenders.

The blinds are broken and need to be replaced, upstairs and downstairs.  

As long as we're talking windows, know how to install blinds or how to repair/replace the parts of a blind.Everything here I've either learned by reading the directions on a package or watching a couple of Youtube videos.

Blinds and installation are cheap and it shows that you care enough about your tenants for a little good will.

But I won't blindly own it for the next 50 years come hell or high water (unsure if I intended that pun or not).

Big mistake to look for property " in-the-blind".

From my experience, people are blinded by the extra 50-100-200 dollars of extra cashflow a month and often don't realize that if you have a good tenant that pays regularly without causing issues, it would sometimes take another 3-5 years of a new tenant at the new rate to make up for the vacancy time of the turnover.

Meaning, you’re making blind offers? 

Sure, it is one thing to say "don't worry about all the things a lawyer tells you", but it is another to avoid them all together and rely on blind luck in your business dealings.
