There are some great coaches, but there are many that just want your 20k or 50k and you only talk to them a couple times a quarter on a conference call. 

@Ben Schofield go to a lending conference like AAPL or PitBull.

Both crime and school quality is largely a function of not only the leadership in the area but also of tax revenues, which in turns mean that these are both a function of employment.

At a conference in Vegas one of the attendees was claiming that they pull MLS data, but that it only works well in the larger markets.

Mind you, taking on a leadership position in the group was not a paid job. 

You may even get to keep the lease/option deal after you step in and confer with the owner.

Our city leadership has never been better and with UC Merced (the newest campus in the UC system), we will continue to see growth for many years.Of course, there are are areas of Merced you wouldn't want to invest, but for the most part, there's something for everyone here.  

Then I speak to my accountant and attorney and they say I should confer with the 1031 folks with regards to the 1031 portion of the doc to make sure it's done correctly.  

I would host it at a conference room at UTA we could bring pizza and coffee etc. and just chat about our deals and the local market.
