I am wanting to entertain a landlord approach to fulfill a need of providing homes to the growing senior population in slightly rural areas without running the day to day operations of providing assisted living if needed.

@Bob Stevens Of course I have the funds lined up to acquire the properties or wouldn't be entertaining a purchase.

What do you think would be good, great or acceptable terms for me to entertain.

Local Credit Unions can have some nice lending options.My favorite option on deals like this are to see if the seller will entertain owner financing and get creative on the terms. 

It is also people watching event like an entertainment. 

The other option could be seller financing if they will entertain it, but it's obviously not for every seller. 

I have seen a seller refuse to entertain an offer from a buyer who used this tactic because he felt that the buyer was negotiating with his money to short change his agent.I'm not sure that representing both sides is literally twice the work because the property has already been located.
