I really do agree with you and my struggle is thinking of a good carer or degree that is marketable and diverse.

This helps diversity for RE portfolio, which i feel is important.

I would consider splitting 2 of the units to create 2 additional 1 bd units thus increasing the diversity of the property and the income by apx $800-1000 per month.

As I was trying to say is that you are probably in a good place to have diversity and population growth.  

Suburbs were beautiful, culture was diverse, streets were safe... much like my upbringing in LA!

If you are looking to passively invest in syndications, I'd recommend not limiting your geography, asset class, or sponsors...geographic, asset class, and sponsor diversity are three of the benefits of passive investing. 

Jax is a bigger market and more diverse.  

Or mix and match for diversity.  

Make sure the economy is diverse and the population is growing.
