One of my questions is do the general contractor get the material (cabinets, countertops, flooring, paint, etc) or do I have to look for all that on my own?

Besides large ant farm community housing, I’m literally the only game in town.My units are brand new stainless steel kitchens, butcher block countertops, LED lighting, etc on and on it goes.That being said, comparable cap rates for multi family (not updated) are selling for around 10.5%, and I purchased the property at a 10% cap rate.The commercial lender at wesbanco wanted to use a cap rate structure in determining value of the property.

The appliances, cabinets and laminate counter tops are in fine condition - working with no major scratches. 

When we purchase a property, we always look into what permits have been pulled in the past to better evaluate the value and integrity of the structure and it's surrounds.You wouldn't need permits for aesthetic elements such as: Cleaning, painting or refacing cabinetry.Replacing cabinet knobs and drawer pulls with simple, modern hardware.Installing new countertops on existing cabinets.Replacing backsplashes.Updating lighting fixtures.Updating plumbing fixtures.Replacing floor coverings.Painting over existing interior and exterior surfaces.

The best order I feel to put the categories for the interior and how I put mine is in the following order Demo, Framing, Rough Electrical, Rough Plumbing, HVAC, insulation, Drywall, Interior Painting, Cabinets/vanities/ counter tops, Flooring (flooring before cabinets if you're not using a floating floor such as true hardwood), Finish plumbing, finish electrical, and finally carpentry (doors, windows, trim).As far as the scope of work for the exterior there is no particular order you need to go in since it will be up to the general contractor to schedule those for you.

Remodeled kitchen has new shaker cabinets, quartz countertops, stainless steel appliances, tile backsplash & has a generous sized island-providing easy flow for both entertaining & every day meals.

Not sure of your market and prices for Quartz countertops, but here in CA you can find that Quartz is actually cheaper than granite. 

Anything cosmetic, from flooring, cabinets, paint, countertops, etc.

Just plain.I'd lose the mirror surrounding the window.Replace the toilet..Replace countertop & sink.
