(Assuming cleaners note the missing pieces). 

I would say that my investment into subto was well worth it because it is literally the best real estate community out there and I would not be in the middle of buying my first business (Dry Cleaners in Philly) or apart of an amazing 5 man mastermind if it wasn't for Subto.  

My current instructions for my cleaners on the welcome basket:

Another tenant used so much spot cleaner, dishwashing liquid and who knows what else to clean carpet stains that when the turn over happened our professional carpet cleaners equipment pulled up bubbles and bubbles and bubbles!

Total interest paid to the investors and I would be $103,566.21I made $10K putting the deal together, cash flowed $65 a month for 15 years, then $545 for the remaining 10 years, and it's much cleaner then doing a Sub2 deal.  

I told him this seemed like a much cleaner solution and wandered why the attorney hadn't recommended this, we speculated perhaps it was because I had told the attorney I might not necessarily be locked into my dad having 25% of every property and that it may depend on our relative cash available for investment at the time of the purchase and that the attorney's solution would make it easier to vary the percentages for each property.

We used enzymatic cleaners (had to coat most of the basement because we couldn't locate the source--it was everywhere) and got it under control but lost more than a month's rent dealing with the odor.

You do it yourself, so its just materials, renting a steam cleaner for the carpet, and paying someone to haul off the pile of trash.

A P.H. neutral cleaner should be used with water as the weekly cleaner.

I would put one in as in my experience it keeps the kitchen cleaner.
