I sold cars until about 2 mo again and I made great money selling cars but this was a leap of faith for me to quit and wholesale full time cuz I have 4 kids but I did it and I have been super happy with being self employed and I have alol the time in the world with my kids now.

But you HAVE to have faith and trust in the person you are working with, otherwise it doesn't matter how great the deal is.I'd start asking people ... send some privates messages on BP, connect with people for coffee, have a genuine interest in their business, and see where it might go.

Its just that need of human interaction to really get going .Unless you have sit through these fantastic sales seminars and got the inspiration well its hard to imagine... much like church.. we all have a bible or some sort of faith based book.. but we still go to a service to listen to a priest , preacher , Imam , Guru ( of the Indian variety)  what have you.. because its that person to person interaction  that motivates and inspires.

If you can't move into the property at closing and in good faith plan to live there for a full year, you can't buy it with an FHA loan.Otherwise, you are going to need to find another type of loan with which to purchase this property.

Im curious to see how this regulation will be followed through, who is enforcing this regulation, and just the overall effectiveness of the law.They say the law is meant to prohibit “knowingly make any substantial misrepresentations, make any false promises, untruthfully advertise, or engage in any conduct which demonstrates bad faith, dishonesty, untrustworthiness, or incompetency.” but I'm struggling to see how this will be enforced if the majority of the transactions happen outside the public eye.I want to hear everyones thoughts on will this be successful.

If you make a good faith effort to prevent illegal activity by establishing clear terms in your rental agreement, take steps to periodically inspect the property, enforce the terms of the rental agreement, and do all you can to comply with the law, then you should be able to avoid those kinds of fines.
