I am in the process of purchasing a 5-unit MF, and the smartest money I've spent so far pre-close is on the building inspection, which cost a heckuva lot more than $500 I can tell you.

Didn't necessarily think making capex improvements that would cost a lot would necessarily make sense considering anything I would do would be quite pricey and would only get me 100-200 extra per month in hoboken's market.  

Those are probably average cost. A

It may cost a little upfront to do but in my opinion its worth it.

Last weekend I had pre-paid to be with one of my mastermind business groups to be in Costa Rica, however I ended up in Costa Mesa.Fixer Jay Decima  held what may have been his last (3) day seminar and I wasn't going to miss this.

I know it may cost a few hundred but better to spend that small amount now, than thousands later.I personally used Wilcox & Martin PLLC a few years ago.

She was told there are programs that do help with some of the closing cost as long she can put towards it too.
