Greetings,I am considering using my rental as an air bnb vice a long-term rental, it is a  two bedroom and two full bathrooms ranch just under 1100 sqft. 

Too many people want to just "get rich quick", vice the slow, steady, time-tested strategies (like buy and hold).

What does this owners house have that the comps house did not have and vice versa? 

What if the tenant is a single family and the landlord is a guy-- or vice versa- then you have to deny the tenant?

I would rather under promise and over deliver than vice versa.

What we do is very different from what the others in the market offer (and vice versa) so it's not really an apples to apples comparison when comparing our system vs. others. 

Live in and renovate one unit and rent the other, possibly vice verse after their lease is up and you rent out the finished unit.

You get a 2 months stay at a reduced rate, then can't take any short term guests and vice versa.

Certain areas are great flips and bad rental areas and vice versa.

I will say though if you're looking for someone to partner with it's more likely that you'd do so if you have the money to offer on the deal not vice versa since it's something tangible you can offer to an experienced investor.Regarding having a hard money lender come in mid-project that could be even more problematic though.
