My understanding is that there is a real shortage of housing at that price point in our metro area. 

There are no shortage of fix and flips here but my issue is other investors seem to obtain the properties before I even get a chance to do a walk around with my agent.

@Audrey - I borrowed $200k from a PI and a second loan of $25k from another PI for a total of $225k which is $41k short of my acquisition price and another $40k short for the rehab, so that shortage was made up with my own cash.As such, this and all of my deals are not no money down deals.

I haven't had anything that would work for him for over a year, but there are plenty of landlords with different criteria so there is no shortage of buyers for me.I think you're right not to buy just to add inventory.

With the current inventory shortage in Vegas you will want to make an aggressive offer quickly before other buyers come to the table unless of course there is an auction time frame, then we usually wait right before the offers will be reviewed at which time we submit it last minute before it expires.In most cases you can get a prelim during your due diligence period to review any liens etc.

So you can see, first and foremost, there is inventory shortage in most markets.
