collect some evidents?

It's immediate evidence of non payment as opposed to the wishing and hoping that so many landlords do while waiting for payment.

When I file as an S corp I could say I am the president of the corporaton - but either way the short term capital gains on real estate sales are evident on the Schedule D and form 8949 so I don't know if that really matters.

If they were sleeping on the floor, my guess is they probably came from a hotel or something and picked them up there.The difficulty is to prove who caused them unless you have evidence the unit was clean before they occupied.

I was prepared to set up my lender with these guys but evidently (after not hearing back, trying again, then getting a response a few days later) they were already on it.

And how do I prove the smoking other than smelling it - do I need video evidence?
