As for the 50/50 deal, I think the architect is fishing for more money but then again residential in Cali is different.

I paid cash for 2 A type HUD SFH after 2008 crash making 2k a month on that.I just bought from 1 business partner big fish number 2 several months back rental number 3,  a SFH A type home for 165K, appraised value is 185k.

What I see over and over is someone will fish around the internet, read a few books, attend a few seminars, and perhaps buy a few notes without proper due diligence which tends to lead to negative results.
