My wife and I just relocated from ND down to western NC (AVL). 

Atlanta tends to lag behind western markets.  

For anyone interested in the Erie Market, I highly recommend joining the Apartment Association of North Western PA as well as the Facebook page hosted by my friend and fellow investor, Erie PA Real Estate Investors. 

Maybe if you are buying a distressed assetI saw on FB someone posted today someone invested $50k with western wealth capital syndications 18 months ago and they sold the asset and they got $800 of their $50k - so they had a $42,200 loss - they didn’t mention if they took bonus depreciation as if they did probably have to pay out.

(Mid-westerners, put on your earmuffs) I'm at a get-together with mostly 40-50-something professionals in San Francisco a few months ago, including one local relative of mine, and one from San Diego.

I'm in western KY, so my market is very different from yours but the basics are still the same.

I live in the city of Chicago but go to stores near where my parents live in the suburb of Oak Park and other wealthy western suburbs.

CA and many other western states and I think WI are community property states, having their own set of rules.  17 states are Tenants by the Entirity states, and have their own set of rules.In any event a detailed Pre-nuptial Agreement drafted by an attorney specializing in pre-nuptial and post-nuptial agreements is essential. 

In my experience on the western side of Orange county, I've found that townhouse HOAs charge about 1/3 to 1/2 of what condominiums tend to be looking for.
