Didn't think of using an exterior paint on the inside...interesting....The bathroom my 17 year old son uses get surface mold on the walls and ceilings....clean it every month or so....but he steams the hell out of the room with his 45 min showers.....don't ask...... small window open, and no fan.... still surface mold/mildew.....

Not familiar with your area or the property but you could get more, OTH, if you get a contract and your buyer goes to a lender and the lender fires out appraisal requests recent appraisals have a way of surfacing among local appraisers and it could come back low for the sale.Another tactic might be to ask more with seller consessions or allowances made up front that brings you to the appraised value.
