.:...The thing is MERS never did that many in the first place, and they stopped doing so entirely over a year ago.And just because MERS is somewhere in the chain of title doesn't mean anything....I will say that this seems true to me as well, from my observations of recording activity on sheriff sale properties in my area that involved MERS.

It‘s been my observation that sometimes agents work harder for people who do sign something because there‘s some professional respect there, but I could see the argument that they don’t, I suppose.

I was watching an interview with Kevin O'leary (Sharktank) where he was making the same observation to a young investor and how he personally wouldn't leverage as much in real estate as that investor was doing; however, he ended the conversation by saying that we do invest in what we understand and that investor, that Kevin was talking to, had been a real estate agent before so he understood that form of investing.We shouldn't put all our eggs in one basket, but I would definitely target real estate as a prime place to put your finances for long term wealth and growth.

@Carlos Guzman Since becoming a tax preparer (enrolled agent) and observing the practices of those who are more experienced than I, I have found that is more common than not to not disclose fees/give quotes up front.
