Good enough to DSCR right now and we will look to refi again in 3-5 years when rates go down and cash-flow is better.

You can do the test, have a record of the result, and simply know if you have soil that is good enough for a standard (and less expensive) system or if it will need more elaborate construction.

But I suppose maybe if we are able to find a good enough deal we could consider it.

From an owner perspective, no tenant will stay long enough, no tenant takes good enough care of the property, no tenant turn is fast enough, no expense is low enough.

On the flip side (no pun intended), if I give up 50% + holding costs, I have 0 risk of loss, still get to keep a wholesale fee (if I get a good enough deal) and have lots of experience behind me from the partnership.  

If Section 8 says the apartment is not in good enough condition, you can just say "no" to the repairs they want you to make.

All our units have greater than 25% equity, all but 2 where purchased below retail prices and cash flow good enough even with 50% income reserved.

If the deal is good enough, you can find that gap money no problem.
