BRRRR or flip in Milwaukee

Hi there, I'm just getting started in the Milwaukee market. My partners and I have 1 cashflowing duplex, but are now essentially out of capital so we are looking to do a BRRRR with a hard money loan. We are struggling to find the right property, so in the meantime we would be open to doing a flip in order to build some capital as well as learn from a bigger rehab than we did on our first duplex. If anyone is doing anything similar in the area or knows of any leads out there I'd love to hear from you!
