My day job is doing the pre-employment drug screens for people to enter the gates at the refinery. 

house is vacant and the doors and gate to the property are wide open.  

He landed a job out West making close to $100,000 out of the gate, when everything shut down out there he came back to TO and had a job right away making even better money.

But coming out the gates with a dream and ambition (but no money) only get you so far.Take heed from Joel, his words are a pretty true response to what you will get from commercial brokers, they only make money when you close, and if you're not a performer, they will go to the next investor that has the capitol, know how, and track record to get the deal done.

If you study Mark Zuckerberg, Bill Gates, Warren Buffett, Elon Musk, etc they are all fanatic readers.

I personally care less about this almost any other category. that 'rule' is really just a back of the napkin gate to see if a property pencils before deeper analysis.

This makes me realize that while I've lived in the Rochester area (Spencerport & Gates) my whole life, I'm not familiar with the city as a whole.
