Thanks for your compliment @Richard Guy, I appreciate it ☺️I sold my last property in Woonsocket a couple of years ago.Obviously with the run-up in prices, I could wish I'd held on, but I did a 1031 exchange into a bigger property in a better area so I'm happy I made the move when I did.Sky-high prices in Woonsocket make me nervous, as I saw the same thing happen in 2006.I'm still willing to look at properties there, in fact I rode by a property there last week for a partner who brought me a possible deal, but I'm trying to be cautious with my numbers.No matter what phase of the market, you'll need to know how to calculate the basics like operating expense ratio, NOI, capitalization rate, free cash flow, cash on cash return, and debt service coverage ratio.
