Substantial services are additional services that you'd do for a guest while they're at the property, such as cleaning (during their stay), tours, providing food, accessible amenities, and subscription services available at the rental. 

If everything sounds good before inviting them to tour I ask them if they have the move in funds up front. 

Feel out how you like being an agent and touring homes, reviewing inspection reports, calculating numbers, etc., and that will get you a great feel for your market. 

Depending on where you live, this is usually nowhere near as productive as talking to a lawyer, however, if you live in a large urban market, it can be almost as effective as a guided tour through local eviction law.

I went down and toured about 70 units in Providence (multiple buildings) and the rent vs price + Capex was just not ideal.

Make sure you understand each GCs SoWs so you are comparing apples to apples.2) Payment and draw schedule - Make sure you understand not only how much it is going to cost, but also when they expect you to pay them.3) Timeline - pretty self explanatory4) Experience and portfolio - Ask them about what kind of construction experience they have and ask to see photos or even in-person tours of past/current job sites.

My plan is to remotely scout, and then schedule a time to tour in person. 

I've recently renovated the place and have had it listed for a few weeks with some traction, tours, but no commitments just yet.
