Ask for references and follow up with those references (Take what they're saying with a grain of salt, they won't likely give you a reference unless they know it will be a positive one).

I'm not in Salt Lake but the market is getting better all around the US.

Take my opinion with a grain of salt but I think the issue some people are having is that you are shelling out a ton of capital to make $300 per month, with this being your first deal and all.
