Today, as I was floating your website www.123flip.com (which I find very useful and go there out of intrigue as much as knowledge) I read your 3 year recap which had a mention of you saving something like $82k by you and your wife having your licenses.

I was looking at the floating floor variety.

People feel exposed if postcards are floating around saying they are behind.

How about an "In Memory" banner that has the names?

I also consoled myself that if the renter fell through, or the deal went south, I know I can float the mortgage on my own and it won't even be too difficult to just pay the whole thing off if needed.Bottom line, all things being what they are, I felt comfortable enough with the numbers and the system that it didn't seem like much of a risk. 

If it's a garage conversion, understand that the added bedrooms may be sitting on the formerly garage floor slab - those floors will be cold and hard, even with padding under carpeting or a "floating" hardwood floor.

If you can't float the nut on your own, maybe it is worth reconsidering being your first investment.

Placement floats around 1/2 to a full months rent for lots of PMs.

Very good insight by @Jordan Sutherland and I agree with a lot of what he said.If you can float the upfront fees and yearly fees that come with getting your license then I think getting a license is a no brainer.  

As our agreement is valid until Jan 2018 so he was already comfortable with floating the $190,000 for that long.
