If you move in and live there for 10 months and then move out I doubt that someone would come knocking, but I would not entertain listing it for rent until 12 months have passed.

Then I would ensure you come up with a system as to how you will handle giving remote access to renters (digital locks with changeable unlock codes), create a one pager of "House Rules" for renters as to how to handle the use of the property (do they have deck access, rules for the pool/jacuzzi, instructions for wifi access, emergency contact numbers, lists of local restaurant's/bars/entertainment, how to check out properly and the condition they should leave the unit in, etc.), line up a cleaning company and someone who can restock the place with cleaning goods/towels/if you provide complimentary snacks etc.

But 100% of the investors I spoke to in regards to this approach stated that they wouldn't entertain leasing back to someone in default for the increased risks that they'll default again.

I don't think there would be enough interesting traffic on X....here on BP can be entertaining...and even though tax sales pretty specific to the location, sometime you can learn some tips and tricks from investors in other locations.

I don't entertain them that much anymore but some do.
