Little did I know, that a day or two later word got out and some shady criminal investor who heard about the deal went around my back (and my contract) and got the seller to sign a contract and closed within three days before I even knew a thing.Granted there are many ways to help protect oneself from thieves/criminals like this guy - maintaining a good relationship with the seller, affidavit of memorandum, only shooting out your deals to trustworthy buyers, closing on the deal before your wholesale it, and so forth.

Technically, I was a homeless person at that point because I lacked a permanent address.The apartment manager also performed credit and criminal background checks and now requires renters insurance with at least $100,000 of liability coverage.

This is from the RowleyLegal.com website: "Chapter 61.34 RCW provides that that conduct of buying Washington distressed residential real property purchased from a homeowner who is behind on mortgage payments (or unpaid property taxes) and facing bank foreclosure (or tax sale) may be construed as ‘equity skimming’ and therefore, may be illegal (both civilly and criminally)."

Condense the population so to speak into one proper town with new strip malls, and medical service areas---plus figure out what kind of work suits them and bring some of it there.Might be easier to (weed out) the criminals if there were in one city of side by side homes, vs so spread out--and put a new BIG men's prison, women's prison and kids prison in that area too--and get rid of the crime.
