I don't see it happening.I think you need to re-adjust your expectations, and concentrate on SFR, or if you MUST have a multi-unit, that kind of seed money could get you into a 4-6 unit.4-plexes start in the $200K range. 

And maybe U want to concentrate on something else that creates income other than Tenants.. 

So in this zip code I try to buy multiunits which cash flow better and I also buy creatively financed SFH when I can for long term amortization and appreciation.In the other areas outside of this zip code, your distressed/retail ratio was much better, and we've concentrated there and found some good flips this year.

But it is concentrated in your rental properties.

I never put much weight on those courses and spent much of my time concentrating on actually effective information (at least I think) that I hope to successfully utilize in the market when I begin making transactions. 

A little cheaper then north westland, better cash flow but a much higher concentration of rentals.

Are there specific areas of Milwaukee that you'll be concentrating on for your Wholesaling?

My areas of concentration have been Billerica and Framingham as the price seems to be fair and I would be getting a little closer to work. 

I am a buy and hold investor myself and I have concentrated my investments in South Forsyth, but now looking in North Gwinnett to add to my portfolio.
