I did a lengthy post on expenses a bit ago that provides some insight.Bottom line:  If you're a straight cash-flow investor, VRs aren't likely a magic investment. 

They lost billions of dollars before the pandemic and will just lose more now.Also syndicating is not some magical business that’ll just automatically make you rich.

It's a magic what a couple of nails and gallon of paint can do.

We have not found the magic City that allows us to buy these with ease and when we do I probably won't be talking about it.

We use to have a creative financing group, I think after people found out there was no magic bullet that didn't require much knowledge or experience, they became disinterested as there wasn't much activity in that group.

We talked a little bit and then he learned about the magical world of REI finance.

I've had them actually fix things even with that contract in place, but it was a huge surprise (new oven and cabinet repaired magically at walk-thru one time, found out bank had already ordered it before our offer, so they went ahead with it), but that is not a normal occurrence.We bought a home with significant cat urine damage, had to take out subfloors, paneling, drywall, etc.

It's easy for people to say it's a scam because they expect to magically make money and when they don't they ruin the possible experience for others.
