We do pay cash as the end buyer, and often people are still wary of who we are and take a while to trust we are not scamming them.

Upfront points or a full on application fee before any qualification is done is a scam.

I believe college is a scam, generates a crazy amount of debt and just gets you stuck in the corporate rat race.

YOU ARE BEING SCAMMED  bottom line..

As for my other question, well  --  I'll try to put it in such a way as not to violate any forum guidelines  --  it was what criteria I should use to find a reputable agent to get me into a triple-net-lease investment without being scammed or otherwise taken advantage of. 

The way I've seen the scam work, the tenant is just a pawn of the slumlord and has no clue federal assistance fraud is being perpetuated in her name until it's too late.

The problem is, the numbers look too good to be true and I'm worried that I might get scammed in some way that I'm not aware of yet.

So my question is, how are you supposed to differentiate between the contractor that's trying to scam you and will take your money and run, and the legitimate ones when paying an up-front deposit is reasonable? 

I need to know ways I can verify that this is a real person and not a scam.
