Luckily those were moderate sums of money so they hurt, but it wasn't devastating.As for my mentoring strategy though it would have to be the phrase EIM.

Currently I am house hacking a property that just needed moderate cosmetic work (hardware, lots of spackle, and landscaping) , but it still takes more time than you would think, especially if it's your first attempt.
