I have several contact for you as I have recently had two deals involving mold and had to have the mold remediated in both.

I’ve owned this second property for 14 months.As many have pointed out super-limited info here, but assuming you know what your doing given 1 is doing ok, assuming it is doing ok, and that you've done everything the same, tried all kinds of actions to remedy the situation and no matter what ya-do the dog just won't hunt.

If there is a leak or problem that you can identify it would be less expensive to remediate versus paying for inconclusive mold testing. 

TAR can only have a civil remedy, if at all.Either way, its not appropriate for room rentals since those forms are for real property.

Remediate the situation with a fine and Cat goes out2.

Also, do you know all the remedies available if a tenant refuses to pay the rent?
