Personally I do not believe any investor can adequately manage a PM if they have no clue regarding the bones of the business.Yes you can be a armchair investor but that leaves you in a position of having to trust others operate your business properly as opposed to  knowing that others are operating it properly.

@Kevin Do ,@Brie Schmidt is correct that commercial lenders care more about the cash flow of the subject purchase property, which solves your DTI issue, but presents the next issue of an adequate loan size to be able to find a commercial lender - which she also solved by buying a portfolio.
