Rentometer seemed fairly consistent than what I have observed in my area too, far better than zestimates of rent!

Hey Devon,  I don't do wholesaling, to be clear, but just a few things I've observed:  Several quests on the podcast have said that if you find deals, the buyers will come.

Otherwise, assumptions have to be made as to the features not directly observed.

Fire and Plumbing need to see everything before it is installed, then after the pipes are installed and need to observe testing, and only then should you sheet rock.  

I'm seeing something similar in my area of interest, and though these are ultimately also all related to modeling input assumptions, here are a few things I've observed:+ there is a big range in price per unit.

Again, I want to be clear I haven't done this research, these are just my observations from visiting frequently.

The listing was horribly written so it was unclear to the casual observer.

Interesting that the neighbor observed this and didn't go investigate. 

I noticed lot of homes without basement in the states but here in Canada that is very rare based on my observation.

Most of the parties I observed were on the phone and on-line.
