The agent must verify buyer info, follow HUD guidelines which are very strict on contracts, send in all the docs originally signed by the buyer in 48 hours, set up inspections and get utilities turned on (buyer agent responsibility) respond to HUD in less then 24 hours in all contract corrections and take liability or all the buyers actions.
