'Nuff said.I used to rent a 1 bedroom apartment in Arden inside of a gated complex with low crime, a nice pool & spa, and an on-site gym for only $700 per month.

And I do plan to ask for 1.5% in rent out the gate and will see what the market will allow.

Just think of all the houses you buy they are not all from little old ladies moving to the pearly gates..

Unless you're going to come out the gate with 25+ units it is not worth your time.

@Ahmad Kakar The best way to learn the non-performing note business is to JV with someone with experience first, instead of going it alone out of the gates.  

This has a garage at the very back of the large lot, that has a dead end street the buts up to it, AND it has a gate to my lot!!

It is as well in a gated community and very secure with cameras at the main entrance...

Looking back I should have done a lot more research out of the gate.

I have security doors and a locking gate.

There is a lot of development happening near the back gates of Disney around Western Way that will introduce more hotel options and vacation rentals very close to Disney that will dilute the profit margins.
