Human beings are intelligent animals and most things in life require a certain level of intelligent understanding and sophistication in and of themselves. 

Do your due diligence in ANY situation and seek actual intelligent, competent advice- not just a poster's opinion, even if it is MINE.

I know them as very giving, charitable, humble, and highly intelligent people that have found financial freedom and all the benefits that go with that, and want to help as many others enjoy it too.

I do lot of heavy intelligence on calendar booking, superhosts ,etc,etc,Same, for real estate, I check the actual sold listings and compare them to expected Zillow data. 

Not looking to get rich quick, simply looking to make informed, intelligent buy-and-hold investments that will cash flow and appreciate over time.

You may have to do some digging to identify those markets, but they're out there.I can't speak intelligently about most businesses, but I disagree that negative cash flow is an acceptable way to buy a rental property.

You need to get the actuals of her income statements and I'll bet there are products that would meet that.Couple that with an intelligent conversation about risk and opportunity cost of selling without a 1031 or holding into a soft market.
