The tech sector is also showing signs of strain and has really been the rocket fuel for San Francisco in recent years.  

If no one made sub-optimal financial decisions then it would be a harder sector to make money in.

Guys I work as an Appraiser in the Agriculture sector of Central California.

Very difficult to find a <20% down, <4% rates in the private sector.

I make a decent salary doing work in technology sector, but my instinct tells me that I should pay off my debt before owning my first investment property.

The reason that Fair Housing and HUD are a thing is because we haven't found a way to house people of color, of different national origins or even people with chlldren or disabilities without passing laws, again by forcing the private housing sector to do it.

(take that with a little grain of salt :)I will say that having access to information (MLS) as well as some other tools that are available to licensees gives a bit of a competitive edge in the MLS sector of the market - but simply having your license isn't going to make you more successful.  

Depending on the dollar amount, they may deal with you directly, or may refer you to a third party administrator, which would be more like dealing with an insurance company.I do this (public sector risk management) as my day job, so feel free to message me if you need any additional advice.
