My doubt comes from the lack of inventory of "fully renovated" properties to get an accurate ARV.So far, we have been tackling "deferred maintenance" issues.

., I agree with most of what you said, however in regards to buyer's list, when I had real buyers who we vetted or had done business with, it was easy to tackle a deal with confidence.

I used to think the whole "positive thinking" thing was kind of lame, but after incorporating the miracle morning and actively working on Positive thinking, I've noticed a major difference in my productivity and I am more willing to tackle my goals.

It would be worth some more phone calls until you find someone with absolute certainty the most cost effective and expedient way to tackle this problem.

Cody Barrett If you are willing to tackle repairs early on it will help you down the road.- DIY can save money when starting out helps with cash flow- Learning how to do the repairs helps you later if you hire work done because you know what is involved- Fixing things helps you see how to tenant proof your property, which means make it harder for them to break thingsAs others said just google it or watch a youtube video and you can learn anything.
