some of these folks are not the sharpest tool in the shed  but they are not totally ignorant either they understand the ONLY reason we are there is to make a profit.. now some of the direct mail I would see on pre foreclosures was pretty comical.. for instance did you know that a good % of folks that spend the thousands to send direct mail to pre foreclosures. were once themselves broke and living in a car.. and they are just trying to help these poor people because they too were in the exact same situation..

I am having them check the sewer line today for a different issue, so that may shed any light on if there is an issue there.Does anyone have a good reference for a structural engineer?  

One house had some insulation added under the floor.I still have to get out and put some flashing on a shed where the tenant told me the wall got damp when it rained over the summer.I had a backhoe out to replace a culvert under a driveway.Unfortunately, I get fairly frequent turnover and each house is completely repaired down to the last screw tightened between tenants.
