If not then you are just the other agent, it is you just happen to be your own client.Now if you got in touch with them like off of Zillow or Trulia or something as opposed to the MLS listing I would make sure to clarify that just so they don't have visions of double ending a commission just to find out when you put in the offer you have a license.

But using those rules in a strict sense, to me, poses the danger of making you "myopic" or tunnel visioned.

Either way, it's absolutely doable so long as you like what you do and have a good vision of where it's going and why.I go back and forth on when to leave engineering.

If the subject property already has an upgraded kitchen, then naturally that section is not included.You really need to know your market and what the competition has in their homes, then duplicate or make slightly better to get your ARV.Can one rehabber have better vision or do things differently or better to achieve a higher ARV?

My vision of living in an expensive market for free and my action to allows my vision to come to pass made this happen.As someone who joined an expensive mentorship program in 2018 (who had nothing to show for) and went to another inexpensive course run by a GURU who proceeded to upsell members on the "premium package", my advice is start getting on forums and talk to people who are doing what you are looking to do.

I am still hatching a plan for Real estate investing -- the vision is starting to come together, but I'm not there yet -- just last week I flip-flopped on what parts of the city I should focus on, and I'm also struggling with the question of how much money is appropriate for an initial experimental investment, and whether I can realistically handle property management, or should I have a manager right away.
