Investing is not a path to overcoming personal life financial short comings.If you have no equity in your home and large personal debt you will not turn your life around by investing $20,000 in real estate.

Since May 2017, I’ve listened to about 3-4 podcasts/week and have read tons of books (far more reading than I ever actually did at college) pertaining to not only real estate investing, but also negotiating, overcoming mental obstacles, business strategies, etc.

The best Mutual Life Insurance companies have large cash reserves.The biggest mental hurdle I had to overcome in buying the policy was I have to wait 5 years until I break even??? 

Those of us in the southern part of the state have different obstacles but they can be overcome.

Given the unprecedented scale of mass unemployment, close to 17 million initial cases of unemployment claims in 3 weeks I have no idea how people think this will simply blow over come Q3 or Q4 2020.

The tenancy boards have a high expectation of landlords and property managers to know and follow the rules.In the future when you buy a property, if you are suspect of the current tenant situation, you can ask for vacant possession, so on closing date the property is empty, or make a deal that a particular unit is vacant.The current landlord could have paid the current tenant some cash to leave before you took over the building.Good luck, and the great news is that once this small hurdle is overcome, you will be able to place a well screened brand new tenant.Michael P Currie[Moderator's Note:  Removed self-promotion URL from post]

Pricing will overcome any objection. 

Of course these are hurdles that can be overcome, but why bother if you are just investing in small properties.

The biggest issue/character flaw I will have to overcome, in order to be successful, is moving from analysis to action.
