Personally, I'm a big believer that you should never buy a property with negative cash flow -and you could be dangerously close to doing that. 

It's dangerous to use free stuff from strangers.

It's a dangerous commitment if we issue a preapproval without thoroughly reviewing the information and then something unexpected pops up and we can no longer lend the money.

-A true F area (legit 100 out 100 on crime scale...like east KC) is pretty dangerous. 

I want to list with one Realtor who I am confident will market the property most effectively and work the hardest, however, he has less experience selling tenanted properties, and has listed fewer properties than the more experienced Realtors I interviewed. 

I would recommend if you don’t know what your looking at and you need to open the panel hire a home inspector, electrician or contractor to check for you it is dangerous.
