IMO, in those states where they look the other way in wholesaling, that will change as the tactics pulled are scrutinized by regulators. 

To take that out of the business plan removes one of the primary tactics of the strategy. 

It's part of our litigious society and a tactic to get some or all of the parties to settle out of court. 

One tactic he is speaking about having a off market buyer pools like you would with investment properties and using that to entice off market sellers to sell quickly and negotiating above average commission rates meanwhile working both sides of the transaction.

He covers everything from Seller Financing to Private Lenders.I personally haven't tried any of those tactics (currently trying to save up for the traditional 20% down), but let me know how it goes if you do!

Yea @Dawn Brenengen you're leaving money on the table.Please tell me what a good marketing funnel would look like for such a tactic.

Adjust when your niche or tactic drys up.

Today thanks to clayton homes centry21 have recently (last yr) come out with home financing tactics that can fill a park with new homes at no cost to the park owner except for infrastructure:  electricity, water, sewer, parking pad, deck / stairs.  

The seller is playing a tactic.

I will certainly be reaching out many times going forward and hopefully with tactical questions as I start to get going.
