Same with mini-blinds and verticals; tenants always seem to break these so buy the cheaper brand and be prepared to just change them out.

For the walls...i forget what it's called, but like an almond color. i used semi gloss in all the living areas except bath and kitchen. i paint the bath in all the same color almond, except high gloss, and the kitchens i paint the same high gloss as the bath, except i paint the cieling gloss white. home depot has a glidden 440 alkyd paint that is tough and almost as good as old oil paints. i use the same colors for everything...In my last appartment renovation, i didnt have to buy a drop of paint, i used old paints i had that still worked...lol...I guess that makes me a landlord if i just have a garage full of old paint, countertops, mini blind spare parts, etc.

@Jeff Filali  its the allure of getting into real estate with little or no down.. investors get blinded by that thought alone... however this type of investing frankly is really only suited for companies that are very strong financially and can take care of negative cash flow while working with a dead beat tenant..

I don't want to get too excited and jump into something too soon and blinded.

You can easily just get blind to the facts based on your emotional involvement or heck, the fact/threat that your pay check may be at risk.

Sometimes I feel like I'm being blind sided in that my clients offers aren't being fairly considered. 

We can't be blind "again" that double digit appreciation years is NORMAL.

As long as the damages are relatively small - holes in walls, broken blinds, missing light globes, broken appliances pieces, pest control, we just fix it and follow the procedure above. 

Good luck though because investors are throwing money blindly at these deals.

There are specific medical personnel who can provide this.Will there always be medical providers who will blindly sign these forms?
