Maybe post the plat reference or a link to it, along with the legal description in the deed.Sure it doesn't hurt to file a title claim but I would be focusing on the seller hiding the issue.

If anyone is doing the scratching, it's the tenants who have something to hide, it's the tenants who want to phone versus email to make sure nothing is written down, and who want to waste the landlord's time window shopping because they have nothing better to do.

When you give them the notice that you're inspecting the unit, monitor your property closely to see if they're moving things out temporarily, or hiding things before you get a chance to see.
