From my experience the median household incomes really determines  the neighborhood class but I also look at all the VestMap.com DISCERN factors.

It is a household of 3.  1 teenager, 1 early 20's, and a grandmother who either doesn't care what their grandsons do or simply cannot control them.Based off public records and looks like one of the kids has been arrested multiple times due to things like theft, but it seems nothing too egregious yet to put him in jail.  

Thenn I took stuff into new house I moved everything into the 2 car garage and surrounded the pile of household goods with three rows of double sided sticky tape.

We give our tenants an action plan for their part in discouraging pests from setting up household.

Another new area are tiny homes which is more of an urban play towards smaller-sized households and those looking to downsize.

I would also HIGHLY suggest you make sure to check with the building's HOA policy on rentals, not all condominium properties allow rentals, so you could waste a lot of money buying something you can only use as a personal residence.

I was looking at some properties to possible brrrr so if a property has a permit for use as 2 dwelling units (household living) what would be your estimate of adding a bathroom to a 3bed 1 bath property?

When I was a kid my uncle brought a House for 160k in Long Island that very House today cost 700k I really believe the generation before the millennial had it better at least from an Economic standpoint.  80k family household is lower class income by 2022 standard.I think the strength of American family buying power is extremely defined by whether husband and wife are working on good professional white collar job.

Some 70%+ of households have a pet.. do you really want to cut out 70%+ of your target market?
