Ask for a couple month's recent paystubs from this entity.They just got the job last month (Sept 30) so don't think they will have any form of paystubs from the LLC, the only verifiable job would be the apartment property management job (which is below the 3.5x requirement) 

And of course, do your due diligence, research, trust but verify! 

As Wesley said, listen to what they say, but verify and look for yourself (eg if they say something is broken, check if it is).

Verifying last 2 years of rental history very important!

What documents do they require, what credit scores do they allow, how do they verify previous rental history, etc.?

You are doing your research here in an attempt to verify the value.If you get a plethora of people you believe to indicated that they believed it was worth the cost then maybe it is.
