My real estate agent was aboyt 75, a very nice lady, but also utterly clueless about investing.After I bandaided the place together (I had no long term plan, my entire planning horizon was what do I need to do this month to get this rented next months) and I advertised it on Craigslist and it did not take long to find nice tenants for the upper and lower.

He should have paid more attention to detail and leveled the new hardwood floors - you could actually see gaps between the floor and mop boards.In the end, it was utter disaster and it absolutely broke my heart.

The sketchy motels rent ROOMS, not apartments but ROOMS for $30 a day and the vast majority of these rooms are utterly disgusting, dirty and gross but these addicts keep on hustling and prostituting themselves for that $30 a day or else they are on the street.

...and from the beautiful paradise of Hawaii, @Kiley Nakamura has just written what is very near perfection.It's not about one property...it's about the system, the long and short range plan, the long and short range goals, what you have to work with now, and how what you "will have" to work with in the future will impact what you do then.To be successful in REI, you must have a plan, based on a series of achievable Milestones, that are built from your long range financial goals (personal debt payoff, and monthly/yearly passive income), which MUST include the short term financial goals (living NOW) as part of the overall plan.Those that buy properties one at a time, with focus on that one property, then utter the words "now what do I do", are going to make it very, very hard to achieve any real success.
