The discrepancy between property values listed in their offering statements and actual values (relying specifically on Philadelphia real estate inventory, which is where I am located and have knowledge of property values)Have any active investors cared to look into this? 

If I have a skill, knowledge, the right contacts or or a passion that can be leveraged into potential gains, that is where my money is applied.

@Don Konipol @Chris Seveney to my knowledge are current fund owners/managers and are very versed at the rules..

This helps protect against roommates being swapped out, etc without our knowledge.

You just need the knowledge or rely on those with the knowledge - proven knowledge.Thus, my comment of:  This is why you must vet the law and title office you are closing with to make sure they know how to handle these transactions.  

Definitely connect with an investor-friendly agent, they should have all the knowledge, resources, and connections you will need.
