So I see some properties listed in the marketplace that are units and older.The COC% is good; but, as I understand it w/ these types of investments you buy for the cash flow and must be careful of your price point b/c if you HAD to unload the property you could take a loss.SFH's you buy for cash flow and appreciation/equity capture; but, 2-4 units are more for cash flow; is that right?

I'm scared of going for an ARV appraisal this soon because I didn't pull permits for the interior work and in this county it may be big negative.I own a townhome that I've been wanting to unload but, currently cashflows so I haven't really done anything with it.Any ideas would be great.
